Generic maintenance checklists are written for generic climates. This one is built for central Arkansas — where your door faces spring supercells, months of sauna-grade humidity, and the occasional ice storm, all in the same twelve months. Do this once a year, ideally in February before storm season.

1. Inspect springs and cables first

Look for rust on the spring coils and fraying or discoloration on cables near the bottom brackets — that's where moisture pools. Any broken cable strands mean replacement now, not after the snap. In our humidity, this is the check that matters most.

2. Lubricate every moving point

Springs, hinges, roller bearings, and torsion tube bearings get a light coat of garage-door-specific or silicone-based lubricant. Skip the tracks — lubricant there just collects grit. Factory lube bakes out fast in Arkansas summers; don't assume a young door is still lubricated.

3. Test the balance

With the door closed, pull the red release cord and lift to waist height. Let go. It should stay put. If it falls or rises, the springs need professional adjustment — and running the opener on an unbalanced door burns out motors early.

4. Test both safety systems

Lay a 2x4 flat under the door: it should reverse on contact. Break the photo-eye beam with a broom: it should reverse instantly. Two minutes total, both non-negotiable.

5. Check the seals before the storms

The bottom seal and perimeter weatherstripping keep wind-driven rain and debris out. If the bottom seal is cracked or flattened — normal after a few Arkansas summers — replace it in February, not after the first spring storm floods the garage.

Timing tip: schedule a professional tune-up in February or early March. You beat storm season, you beat the post-storm rush when every door company in the metro is booked out, and the written report doubles as a condition record if you ever file a storm claim.

6. Tighten the hardware

A thousand-plus cycles a year vibrates track brackets and hinge bolts loose. A socket wrench and ten minutes handles it — just never touch the red-painted bottom brackets or anything attached to the spring system.

7. Wash the door

Pollen season coats everything in central Arkansas, and that film traps moisture against the finish. Car-wash soap, a soft brush, and a rinse a couple of times a year protects the door's finish and hardware. Skip the pressure washer on seals.
